Wholesaling

This is the real estate 'Shortcut'. Rather than buying or selling a property, you broker a property from buyer to seller. First, you find a property, ideally unlisted, below market value. You negotiate a contract for them to sell you the property. You then call an investor to purchase the property at a higher price. When they agree, you then sell the actual contract, and make the profit of the difference.

Upside - Fastest way to make money in real estate. No risk to the Wholesaler.

Downside - Requires unlisted properties below market and a stable of ready investors, as the time window to close can be tight.
